4 under $400k

Punks. I’m worried I’m becoming too Hobarty.

Over the last few days, I’ve been looking at properties in North Hobart and Battery Point and thinking about selling my beach paradise so I can be ‘nearer to work’. Can I tell you how long it takes me to drive to work? 7 minutes. 12 minutes in peak minutes (peak hour soooooo doesn’t exist here, I don’t care what anyone says).

I thought we’d have some fun today looking at what you can get in Tasmania for under $400,000.

Chances are you’re reading this after another depressing day of trudging around open houses, seeing houses being auctioned well above your reserve.

Fear not, you can come to Tasmania for under $400,000 and here’s the how and where.

OH I DO LIKE TO BE BESIDE THE SEASIDE HOUSE

168 Tranmere Road, Howrah
$355,000-$385,000

Howrah is the next suburb along from Bellerive, where I live, and I suspect this neat little number will be for sale for about half an hour, and houses in Howrah will go for under 400K for probably another ten minutes.

It’s a great spot – it’s around 15 minutes drive from the CBD, it’s got everything you need – a local shopping centre, beautiful beach, terrific parklands and barbecue areas.

And this house! Look at that deck! Think of those parties!

ARE YOU KIDDING IS THAT REALLY THE PRICE HOUSE

Okay punks, here’s the truth juice about this place. It’s on a road that can be a bit of nightmare. It’s relatively busy, but mostly it’s a nightmare because there’s been never ending roadwork around it on the Brooker Highway, so it is always slow during peak minutes.

But! TWO HUNDRED AND FIFTY FIVE THOUSAND DOLLARS for a three bedroom, two bathroom place? Yes, please.

You’re not going to get a huge amount of capital gain quickly on this, but look at that backyard. You could make something super special out of it. And, it’s only a 10 minute drive from the CBD of Hobart, near Northgate and a community that has a lot going on.

Okay, things you need to know about Launceston before you write it off: it’s cool enough to have a heap of terrific cafes and restaurants. It’s got a bustling university life. It’s got the greatest pool in all of Australia. It’s got musical theatre on all the time. You can actually learn musical theatre there. It’s also got an incredible museum with one of Australia’s finest collections of insects.

And, this. This beautifully renovated house, ready for you to entertain all your friends in.

QUIET, PEACEFUL LIFE IN A NICE TOWN HOUSE

3 Winns Road, Cygnet
$325,000-$355,000

About an hour’s drive on completely sealed roads is Cygnet, a delightful little town that’s home to a lot of Tassie’s famous people. Bob Brown’s not very far from Cygnet, Matthew Evan’s Gourmet Farmer was filmed there – and a lot of the town is filled up with food stylists and hobbie farmers and television producers and retired television producers and journos. Who are all wonderful people, but I’m not sure they’d like me mentioning their address here, so will remain nameless!

Cygnet is like a town straight out of ye olde Australia, or that Foxtel show A Place To Call Home, only with all the mod cons. There are incredible places to eat throughout the town, an actual 24 hour butcher and a chocolate factory.

I have a few friends who live there and they absolutely love it. They really feel as though they’re part of a community and have all made friends very easily. If I didn’t work a night shift and didn’t hate driving so much, I might live there! It reminds me a lot of my home town in New South Wales, Robertson.
